Rooftop Revenue a Unique Opportunity for Property Owners

by | Mar 12, 2018 | Rental Property Management Tips

From church steeples to farm silos to rooftops, the growing needs of the telecom and solar industries present unique opportunities for building owners to maximize revenue.

According to AudioSolutionz, AT&T is planning to increase spending on new antenna leases in 2018, and it’s fair to assume other companies may follow suit. That means empty rooftop space soon could become prime real estate.

Estimates of the monthly lease value of one antenna average about the same as rent on two apartment units. And where’s there’s one antenna, there’s the possibility of more, which doubles or triples that income. With threats of rent control and expanding costs, it might make sense to explore opportunities for additional revenue streams.

But rooftop leasing is not without hurdles. Tenants and neighbors might raise objections, and the new “tenant” likely will need 24-hour access, which could interfere with residential living. Commercial real estate attorneys with Niles Barton and Wilmer, LLP in Baltimore are experts at negotiating rooftop leases and provide this list of considerations, including evaluating the structural integrity of the roof and determining placement which allows access but doesn’t limit additional leases in the future.

For building owners interested in learning more about rooftop leasing, AudioSolutionz is offering an upcoming webinar, Rooftop Revenue Opp: Learn to Rent Your Roof for Antennas & More. The live version is scheduled to run on March 20. This program features an industry expert, and promises to cover topics including nuts and bolts and how to locate potential rooftop tenants. Note that the seminar is not free — it costs around $200 — but you can save $30 with promo code PRWEB30

There also are a number of attorneys and lease management firms across the country that can offer individual consultations regarding the pros and cons of rooftop leasing.
